2. Do I sell it myself? Choosing an agent As I research the internet and look through trade rags
(Real Estate Magazines), I ask myself. "What characteristics make a person choose an agent". I sometimes laugh at the ads and websites that I see. Do consumers pick based on the pretty picture? Blogging is now king and so many agents just don't do it. I am also amazed at some of the utter arrogance and ignorance of some agents. I am also amazed at how many people find someone on the internet and don't even interview them. 1. Agents should know the area.
2. Agents should know backwards and forwards
the contracts that we ultimately ask
consumers to sign.
3. Agents should be providing lots of
information.
4. Agents should be savy interent
marketers.
5. Agents should be good communicators,
patient and thorough. Selling it yourself I have seen so much happen in a real estate transaction that can and has gone wrong, sometimes I wonder why owners want to subject themselves to this liability. I try to find out what is the reason for onwers to sell their homes themselves. Is it is about money? Is it about a bad experience in the past?.
Sellers are liable for mis-information. Sellers have to disclose things about the home and areas surrounding the property that can impact value, quality of life etc. Sellers can't discriminate. The list goes on.
Also, did you know that non-full service agencies can hurt you with the liability issues because they don't work to help you disclose everything and assist with negotiations. Ultimately your not really saving that much money in the long run! Ask an agent to perform a sellers net before deciding! They better know how! Ask yourself, Is it worth the possible liabilites? In this day in age, people sue at the drop of a hat. Sad as it is, it is true! If you have a specific question, I have set up a place to ask the question and I will answer it as best I can.
